Posted: 06 Mar 2015 09:00 PM PST The Advantages of Building a Home ExtensionThere are many advantages of extending your home. Adding more rooms will not only give you a larger living space but will also add value to your house if you are considering moving or re-mortgaging in the future. With the currently depressed housing market it may also be a solution if you are unable to sell your home and you are in need of a bigger property. Building companies are struggling like anyone else in this stagnant housing market and it may be a good time to take advantage of their lowered prices. If you have decided on an extension you need to find out if planning permission is required. This may seem a daunting task but your local council planning department should be able to help you. Surprisingly, there are a great many instances where planning permission is not needed as new more relaxed planning regulations came into effect on 1st October, 2008. If you find that you do need to obtain planning permission the wisest thing to do is employ the services of an architect who will draw up the proposed plans and navigate the bureaucracy involved. There are several different types of extension and which one you choose depends on what you are trying to achieve with your property. The traditional way to extend is to add to the side or the rear of your property, this will either provide you with an extra room or two or enable you to redesign the layout of your home, maybe adding an extra bedroom or bathroom or even garage. For this style of extension you will need an architect to create the plans for your builders to work from, your architect can also deal with the planning permission applications that you will no doubt need for this type of work so it is best to get him or her on board at an early stage. Adding a conservatory to a property is very popular and can be a cost effective method of creating more space as they tend to start from as little as around £5,000. This is a good way to add light to a property and can function as additional living room space, a dining area or even a study. An increasingly popular form of extension is the orangery. A cross between the traditional and a conservatory, the orangery is a single storey rear extension usually encompassing the whole width of the property. You may have seen this type of living area on television programmes like Grand Designs where the living space, kitchen and dining area are all one large open plan room with floor to ceiling windows and a glass roof giving a great deal of natural light. So whether you are looking for extra practical living space, a grand design or just somewhere pleasant to sit and read a book when it’s sunny, extending your home is a great option which will add value onto your property should you decide to sell it in the future.
